You've narrowed your search to Richmond, TX, the Fort Bend County seat, or Katy, TX, which stretches across Harris, Fort Bend, and Waller counties on the west side of Greater Houston. Maybe it's a new section of Austin Point against a resale street near Cinco Ranch. Either way, the question is the same: which one gets you more home for your monthly payment?
Here's the short version. List price is the smallest part of the answer.
Two homes at $400,000 can land a couple hundred dollars a month apart once property taxes and HOA dues are added. That gap often matters more than which city is on the mailing address.
What Does "Budget Goes Further" Mean When You Compare Richmond and Katy, TX?
In Richmond and Katy, TX, your budget goes further in whichever area gives you the home you want at the lowest total monthly cost. That total includes your mortgage payment, property taxes from the school district, county, city, and any municipal utility district (MUD), plus HOA dues and homeowners insurance. Because those layers change from one subdivision to the next, a lower price doesn't automatically mean a lower payment.
How Do Home Prices Compare in Richmond, TX and Katy, TX?
On the citywide numbers, Katy looks cheaper. Zillow's Richmond home value index put the typical Richmond home at about $381,000 at the end of June 2026, down 2.9% from a year earlier. Zillow's Katy index sat near $351,000, down 2.4%.
That comparison hides a lot. Katy isn't one market.

If you're shopping Katy around Cinco Ranch and the Grand Parkway corridor in 77494, Richmond usually costs less. Compare Richmond against 77493, north of I-10, and Katy often comes in lower. Is Richmond, TX cheaper than Katy, TX?
Not across the board. Zillow's 2026 index puts Richmond's typical home value about $30,000 above Katy's, but Katy's 77494 ZIP runs well above both. Your answer depends on which Katy neighborhoods you're comparing against, so match areas before you match prices.
Why do home prices vary so much across Katy, TX?
Katy spans parts of Harris, Fort Bend, and Waller counties and several ZIP codes. Established master-planned areas south of I-10 generally carry higher values than many subdivisions north of I-10. That spread gives you more price points to choose from, but it also makes a single Katy average less useful.
How Do Property Taxes Compare in Richmond and Katy, TX?
This is where the gap usually shows up. It's rarely the school district.
Most Richmond-area addresses fall in Lamar CISD or Fort Bend ISD, and most Katy-area addresses fall in Katy ISD. The school rates are close:
Lamar CISD: $1.1469 per $100 of value for 2025-26
Katy ISD: $1.1171 per $100 for 2025-26
City of Katy: $0.425 per $100 for 2025, only if the home sits inside city limits
Fort Bend County general fund: $0.412 per $100 in the county's 2025 rate notice
The bigger swing comes from the county line and the MUD. Katy homes on the Harris County side pay Harris County rates, which run higher than Fort Bend's in large part because Harris County carries a hospital district levy. Many newer subdivisions in both areas also carry a MUD tax, and those rates vary widely.

What's the biggest property tax difference between Richmond and Katy?
Usually it's the MUD and the county, not the school district. Lamar CISD and Katy ISD were about three cents apart per $100 for 2025-26, while MUD rates can differ far more than that between two subdivisions. Look up the exact rate for any address on the county tax office website before you make an offer.
Does the $140,000 homestead exemption apply in both Richmond and Katy?
Yes. Texas voters raised the school district homestead exemption from $100,000 to $140,000 in November 2025, and it applies statewide. You'll still need to file for it with your county appraisal district after you move in.

Richmond's new-construction entry points run lower in communities like Austin Point, where nine builders compete for the same buyers. Dues vary a lot inside Richmond too, as the Harvest Green and Long Meadow Farms comparison shows.
Pace is the other difference. Katy homes went pending in about 24 days in Zillow's data, compared with about 41 in Richmond. More days on market usually gives you more room to negotiate.
How far are Richmond and Katy from downtown Houston?
Both sit roughly 30 miles from downtown. Richmond commuters typically use I-69/US-59, while Katy commuters rely on I-10 through the Energy Corridor. The Grand Parkway connects the two, so test-drive your actual commute at rush hour before you choose.
Why Does This Matter for Buyers Choosing Between Richmond and Katy, TX?
Most buyers start this comparison with list prices. That's the wrong starting line.
School rates in the two areas are nearly identical, and the $140,000 school homestead exemption applies in both. So the costs that follow you for years are the ones that change by subdivision: MUD rates, the county line, and HOA dues. Pick the right street and a Richmond home can beat a cheaper Katy home on monthly cost. The reverse happens just as often.
The school side of your bill also looks steady in both places. Katy ISD kept its total rate unchanged for 2025-26, and both of Lamar CISD's 2026-27 rate proposals came in below its 2025-26 rate. That leaves the subdivision as the variable you control.
Richmond's slower pending pace adds one more consideration right now. If you're comfortable negotiating, that extra time on market can work in your favor.
How do you figure out which area gives you the lower monthly payment?
Pick two or three homes in each area at the same price and run the full payment on each: mortgage, total tax rate, HOA dues, and an insurance quote. The county tax office lists every taxing unit for an address. A local agent can pull those numbers before you tour, so you only visit homes that fit.
