Slower than most sellers expect. Redfin's data through August 2026 shows median days on market of 70 in Richmond's 77406 ZIP and 58 in 77469, and about half of listings cut price. Well-priced homes still went pending in 3 to 4 weeks.

TL;DR: 

Richmond, TX homes are taking about two months to sell in 2026, a little longer than last year in 77406 and about the same in 77469. That average hides a split. Homes priced to match recent sales go pending in three to four weeks, while overpriced listings sit and cut, so the first two weeks on market decide most of the outcome for Fort Bend County sellers.

Richmond, TX is the county seat of Fort Bend County on the southwest side of Greater Houston, and most Richmond mailing addresses fall in the 77406, 77407, and 77469 ZIP codes. Here's what the current numbers say about pace, and what they mean if you're listing this fall.


Short version: slower than the market you remember from a few years ago.


That isn't bad news if you plan for it. It's expensive news if you don't.


What Does "Days on Market" Mean for Richmond, TX Sellers?


Days on market is the number of days a home sits listed before a buyer puts it under contract. It's the clearest measure of how fast homes are selling in Richmond, TX, because it tracks demand at your price. Closing adds more time on top, often several weeks for a financed buyer. So when you plan a move, add both together: the days it takes to find a buyer, plus the days it takes to close.

Two details matter here. First, 77406 slowed while 77469 didn't. Redfin's 77406 report shows 379 sales in August, down 5.8%, while Redfin's 77469 report shows 378 sales, up 13.4%. Second, roughly half of all listings in both ZIPs cut their price at some point.


For the wider backdrop, HAR's August 2026 market update put Greater Houston at a 5.3-month supply of single-family homes, with a median price of $330,000. That's a balanced market, and buyers know they have options.


Why do different websites show different selling times for Richmond, TX?


Each site measures a different slice of the market. Zillow's citywide figure tracks time to pending, while Redfin reports by ZIP code, and Richmond's 77406 and 77469 ZIPs also include some Fulshear and Rosenberg addresses. Use the numbers for your own ZIP and subdivision, not a single citywide average.


Are Richmond homes selling slower than they did last year?


In part of Richmond, yes. Redfin's data for the three months ending August 2026 shows 77406 homes at 70 median days on market, up from 60 a year earlier, while 77469 held steady at 58 days. Across Greater Houston, HAR reported the average single-family home took 54 days in August, up from 52.


What Separates a Richmond Home That Sells in Weeks From One That Sits?


Price at launch, mostly. Redfin's data shows average Richmond homes selling about 3% under list, while the most in-demand homes sell near list and go pending in three to four weeks.


On a $400,000 home, that 3% gap is about $12,000. That also happens to match the median seller price cut across Texas in June, according to the Texas Real Estate Research Center.


Here's what the faster sales tend to have in common:


  • A list price built from recent sales in the same subdivision, not from what a neighbor asked a year ago

  • Condition that matches the price, with repairs handled before photos

  • A clear edge over new construction, since builders in communities across Richmond are competing for the same buyers with incentives


That last point is specific to Richmond. When a buyer can walk into a model home a few minutes away, your resale home needs a reason to win: a mature lot, a lower total price, or a move-in date the builder can't match. How fast do well-priced homes sell in Richmond right now?


Much faster than the average. Redfin estimates that Richmond's most in-demand homes can sell near list price and go pending in about 23 days in 77469 and about 26 days in 77406. Those homes usually launch at a price that matches recent nearby sales, with condition to back it up.


Should you cut your price if your Richmond home hasn't sold in 30 days?


Not automatically, but you should review it. Look at showings, online saves, and buyer feedback from the first few weeks alongside any new competing listings in your subdivision. If showings are steady but offers aren't coming, price is usually the reason, and one clear adjustment is often more effective than a series of small ones.


How Does Richmond's Selling Pace Compare to Katy, TX?


Katy's 77494 ZIP, around Cinco Ranch and the Grand Parkway, has been moving faster than Richmond on every pace measure Redfin tracks:

The discount is the same across all three. The wait isn't. A Richmond seller should plan for a longer runway than a Katy seller at a similar price point, and budget for the carrying costs that come with it. How does Richmond's selling pace compare to Katy, TX?


Katy's 77494 ZIP has been moving faster. Redfin estimates typical 77494 homes went pending in about 38 days over the three months ending August 2026, compared with about 57 days in Richmond's 77469 and about 73 in 77406. Average homes in all three ZIPs sold about 3% below list price.


Why Does This Matter for Richmond, TX Sellers This Fall?


A slower market doesn't punish every seller. It punishes the ones who price for the market they wish they had.


Every extra month on market means another mortgage payment, another month of property taxes and insurance, and another month of keeping the house show-ready. Listings that start high and chase the market down usually end up cutting anyway, just later, after the first wave of buyers has already moved on.


The first two weeks carry the most weight. That's when your home is new to every buyer's saved search. If you launch at the right number with the right prep, you're competing for the three-to-four-week sale. If you don't, you're likely joining the half of Richmond listings that cut price.


Timing matters less than you'd think. Pricing matters more.


Is fall a good time to list a home in Richmond, TX?


It can work if you price for the season. HAR reported Greater Houston single-family sales down 11.5% year over year in August, so you may see fewer buyers than in spring. Fall buyers are often working around a move date, and current pending activity in your subdivision will show you what to expect.
